Our client, the largest privately owned property management and development firm in Northeast Ohio, has an immediate need for a Leasing Manager.

 

Reports to:       Property Manager and Operations

Works with:       Site staff, Corporate Office, Residents, Prospective Residents, Community

 

Hours:

Standard schedule: Monday – Saturday: alternating late evening weekday hours and weekend hours with the Property Manager as required for property performance. To be discussed / authorized by Property Manager and Area Manager.

 

Job Description:

In accordance with all practices/policies/standards adopted the company, and as outlined in Fair Housing Laws, will facilitate operations related to apartment rentals, move-ins, and lease renewals interacting with prospective and current residents to achieve maximum occupancy. Must present professional image in all actions and communications.

 

Essentials Functions:

  • Hold daily meetings with leasing staff
  • Supervise leasing / sales associates staff
  • Responsible for completing weekly reports, responding to requests, submitting pertinent paperwork to corporate office
    • Daily Leasing Statistic
    • Market Ready Analysis (directly interact with Maintenance Director)
    • Unit Availability (directly interact with Maintenance Director)
    • Hot List
  • Responsible for updating the leasing “story board”
  • Responsible for updating the company website : weekly
  • Responsible for updating Onesite : daily
  • Responsible for listening to Crossfire calls : once per week / minimum
  • Responsible for dispersing “leads” to leasing staff
  • Work with and take directional’s from corporate management to complete whatever is needed for the property
  • Provide service to residents
  • Market vacant units
  • Be prepared at all times to conduct property tours to prospective residents
  • Familiar with property, amenities, features and local community
  • Assign leasing staff to conduct market surveys to analyze competitors
    • Compile results report of the market survey
  • Ensure all property literature is current, presentable, and attractive for distribution
    • Contact Director of Marketing
  • Ensure that welcome packages for new residents are prepared – delegate to staff
  • Ensure process of resident folders – upon application approval, assemble resident folder.
    • Responsibility of all leasing staff
  • Oversee the move-in process with the leasing staff
  • Properly respond to denied applicants
  • Oversee that leasing staff has inspected rented vacant suites prior to move in
    • Responsible for inner building or community to community transfers
    • Responsible for monthly tracking by maintaining the “lease renewal log”
    • Coordinate lease renewal parties – monthly: may work with Customer Service Coordinator and delegate to leasing staff.
    • Coordinate the leasing staff work schedules
    • Approve or deny all leasing staff vacation requests
    • Oversee and process the monthly leasing bonuses and forward to Account Specialist at Corporate
    • Responsible for disciplining staff and discussing any staffing issues up to and including terminations with Property Manager
      • All termination must have HR Director’s approval
  • All other duties as assigned

Qualifications/Competencies:

  • High School Diploma/GED preferred
  • Minimum six months leasing or customer service experience required
  • Previous management experience preferred
  • Basic computer skills
  • Written and verbal communication skills
  • Basic mathematical competency
  • Ability to prioritize duties
  • Possess organization skills
  • All communications, interactions, and duties must be executed in a professional manner
