Our client, the largest privately owned property management and development firm in Northeast Ohio, has an immediate need for a Maintenance Director for their Cleveland, OH facility.



Reports to: Property Manager / Area Manager

This position works closely with the Property Manager and Area Manager. All final decisions must be discussed and authorized by the Area Manager.

Supervises: Maintenance Technician, General Labor, Custodial, Contractors

Works with: Site staff, Corporate Office, Residents, Prospective Residents, Vendors, Service Providers, Contractors


Job summary:

In accordance with all practices/policies/standards adopted by the company and as outlined in applicable laws/regulations responsible for ensuring all physical aspects of the property are maintained. Director will execute or delegate duties with highest regard for safety, aesthetic, and operational functions at all times.


Maintenance Director must be on call / available at all times. (All managers are given a company cell phone)

Essentials Functions:

  • Meet daily with other site management
  • Meet daily with maintenance department staff
  • Provide service to residents
  • Diagnose problems and recommend repair in areas such as HVAC, electrical, plumbing, carpentry, pool, dry wall, structural, and appliances
  • Required to collaborate, with the Area Manager, the cost effectiveness of repairs versus replacement
  • Supervise Maintenance Technicians and General Laborers to ensure all tasks are completed in a timely manner
  • Prioritize work orders daily
  • Manager schedule for preparing vacant units as necessary
  • Coordinate with contractors and vendors on bidding and scheduling processes/monitors contractors and vendors at all times with high regard to quality of work and key control including proper documentation
  • Track inventory of supplies and equipment—replenish as necessary
  • Inspect property daily—grounds, building, vacant apartments, recreation areas, inside/outside lighting, public areas to ensure curb appeal, safety, and operational requirements
  • Complete all administrative paperwork in timely manner including but not limited payroll (employee punches), work orders, inspections, bills, invoices, reports, and communication from residents
  • Work with property managers and area manager on capital improvement projects
  • Schedule and assign duties as appropriate including on-call if applicable
  • Reviews all budget and purchasing processes
  • Make recommendations to property managers or area managers on improvements
  • Conduct appropriate training and provide leadership to subordinate staff to ensure completion of tasks and safety
  • Responsible for interviewing / screening potential candidates for maintenance department positions
  • Responsible for disciplining staff and discussing any staffing issues up to and including terminations with Property Manager
  • Restock safety cabinets
  • Report to leasing manager: market ready analysis / unit availability
  • All other duties as assigned


  • High School Diploma/GED preferred
  • Three years of prior maintenance experience required
  • Appropriate certification such as HVAC/boiler depending on property, preferred
  • Ability to communicate with employees
  • Ability to lead and direct employees
  • Ability to stand for long periods of time without a break
  • Ability to lift up to 50 pounds
  • All communications, interactions, and duties must be executed in a professional manner.
